We are delighted to bring you our latest landlord update and details of the new legislation you might find useful:

Serving notice now extended to six months (Coronavirus Act).

The Government announced on the afternoon of 28th August the extension of the Coronavirus Act to 31st March 2021 and the extension of serving notice to tenants from three months to six months. Prior to the Coronavirus Act notice was two months, initially extended under the Act to three months, it has now been extended to six months. Therefore should you wish to regain possession of your property you will be required to give six months’ notice. Should you wish to regain possession of your property please call us so we can discuss options with you.  

Electrical Installation Condition Reports (EICR).

The Electrical Safety Standards in the Private Rented Sector (England) were passed by Parliament on 18th March 2020 and came into force on 1st June 2020 for new tenancies and will come into force for existing tenancies on 1st April 2021. Landlords must ensure electrical safety standards are met when the property is occupied during a tenancy and every fixed electrical installation at the property is inspected and tested at least every five years by a qualified person. If the test does not meet standards the rectification work must be carried out by a qualified person within 28 calendar days or the period specified in the report if less than 28 days from the initial inspection. We will be in touch with all our managed landlords before 1st April next year to ask if you have a certificate in place and arrange for a test to be completed if you don’t.

Inspections.

Due to restrictions because of Coronavirus we have been unable to carry out inspections at their normal intervals, we are already well underway with catching up and Adam and the team will keep you updated.

Letting market.

The letting market is very positive at the moment, demand is outstripping supply and we are achieving record rents. This upsurge in demand is being driven by an uplift in the number of tenants moving to the area from London, Birmingham and Oxford and due to a new corporate tenant who have taken numerous let’s in the area which has reduced supply further. The majority of properties we are listing are being competitively sought by numerous tenants, at higher rents, with very short or no void periods between lets and the ability for landlords to choose from a selection of tenants to get the best tenant to suit them and their property.
