Initially, we were instructed to provide a RICS Red Book Valuation of the house in Fossweway Avenue, Moreton-in-Marsh for probate.
Subsequently, we were asked to submit a marketing proposal for the executors to consider and we were chosen and kindly instructed to sell the house.
From the outset, it appeared it would be a relatively straightforward sale.
We invested time upfront to advise on staging the house for sale, how much to clear, how to best position the furniture and if there was anything to be done to improve the value and speed of sale.
We launched to the market and following a successful marketing campaign we submitted multiple offers to the executors. On our recommendation and the executor’s instructions, we asked all parties who had offered to submit their best and final offers.
Having successfully agreed to a sale, as can often happen, the sale was not straightforward. We had numerous complications to navigate and resolve, including keeping all parties on track despite significant delays. Without the dedication and skillsets of our team, this sale may not have successfully concluded.
Tim comments “Hayman-Joyce kept it (the sale) together for a very long time, an unconscionably long time.” And “I would unhesitatingly recommend them (Hayman-Joyce) to others.”
Transcript of video:
We came as an executor, we came to Hayman-Joyce with what looked to be a fairly straightforward sale of a semi-detached house. It actually turned out to be pretty complicated because there were legal problems arising from tax and other things in it and Hayman-Joyce kept it together for a very long time, an unconscionably long time. The Hayman-Joyce team actually went the extra mile to keep this a sale going which was substantially in excess of the asking price. And at one stage they even moved a fridge out of the kitchen into the garage to declutter the room. Overall it was an extremely good result and I was very happy with the way that the HJ team dealt with the issues in this sale. I would unhesitatingly recommend them to others and indeed I have actually already done so.
